LuxeVaca Rental Agreement
For Office Use Only: Credit card is needed for incidentals upon booking. Please make sure all information is filled in and signatures are included.
Check-In/Check-Out: Check-in is at 3:00 PM. Check out time is 11:00 AM. Late check-out is not available. Please leave all keys, remote controls, and phones in appropriate locations. A $50 per hour fee will be charged for each hour (or portion thereof) past the required check-out time. A $50 per item fee will be charged for each lost key, phone, or remote control.
Pets: Tenant agrees that no animals may be on premises without prior written approval of Owner.
Smoking: Tenant also agrees that smoking IS NOT PERMITTED INSIDE THE HOUSE. An additional $250 fee will be charged if smoking occurs inside the unit.
Cleaning: Each property will be inspected, cleaned, and sanitized after your departure. The cleaning fee you have paid will provide for this cleaning so that you can enjoy your vacation up to the last moment. You will be required to leave the property in the same general condition that you received it. All dishes must be cleared and either in the dishwasher and/or and returned to their proper place. Thermostat should be returned to 60 degrees. Windows and doors should be shut and locked. If additional kitchen cleaning is required, appropriate charges will be made at $100 per hour. Assignment and Subletting: Tenant shall not assign this agreement or sublet any portion of the premises without prior written consent of the Owner.
Entry and Inspection: In the case of an emergency, Owner shall have the right to enter the premises to make necessary or requested repairs, alterations, or improvements.
Hold Harmless: Owner and Properties do not assume any liability for loss, damage or injury to persons or their personal property; nor does Owner accept liability of any inconvenience arising from any temporary defects or stoppage in supply of water, gas, electricity, or plumbing. Owner does not accept liability for any loss or damage caused by weather conditions, natural disaster, acts of God, impending sale of the property, owner death, or other reasons beyond their control.
Physical Possession: If, through no fault of the Owner, possessions are unable to be delivered from the premises at the commencement hereof, Owner shall not be liable for any damages caused thereby, nor shall this agreement be void or voidable – but tenant shall not be liable for any rent until possessions is delivered.
Attorney’s Fees: In the event either party employs an attorney to enforce any of the provisions of this agreement, the prevailing party shall be entitled to reasonable attorney fees. The parties agree that ______________________________________________ will be the venue for any action to enforce or interpret this agreement.
Noise regulations: Please be respectful of neighbors in any rental; reasonable quiet hours would be from 9 PM – 9 AM. In Tahoe, due to city ordinance, everyone will have to be indoors by 7:50 PM from Monday through Thursday. On Friday, Saturday, and Sunday the city has extended the permit to be outdoors until 9:50 pm.
Parking: ____ cars are allowed on premises within the driveway. Please see personalized property directions for additional parking regulations and guidelines. Tahoe Keys specifically has an enforcement officer driving around giving fines for noise and extra cars or cars parked on the lawn. With three violations in a 2 year period, we will lose our permit to rent, so it will be vital for our business for you to follow these parking instructions.
Trash: Please see property directions for trash pick up days; it will be your responsibility to move the trash to the screw tops or bear proof trash cans on the side of the house (Tahoe), or just outside to trash cans upon departure. Our maintenance personnel will come by between 7 AM and 8 AM to put it out on the street. Please do not take trash out to the street as this will incur a fine.
If you violate these rules, even without a city complaint, you will be liable for a $750 fine and you may be asked to vacate the rental. For any rentals located in South Lake Tahoe, it is vital to adhere to the Tahoe Keys regulations as you enjoy your stay. By providing your signature, you agree to the rules and regulations outlined in this document.
